Hospital Pre-Demolition Survey

PES personnel conducted a Hazardous Materials Survey of a 900,000 square feet hospital and research facility located in San Francisco. The buildings were decommissioned and slated for demolition. The objective of the project was to document and quantify all chemical and material hazards and carry out the testing to assess the risks during demolition. The survey included asbestos, lead based paint, lead-lined walls, biohazards, mercury in P-traps and gauges, stored chemicals (biocides, paints, oils, etc.), heavy metals in fluorescent lights, PCBs in light ballasts, hydraulic oils and sealants and radioactive wastes.


Mold Assessment and Abatement

PES personnel conducted full mold assessment and abatement management of a 23-story high-rise building. The client, an owner/developer, had problems with roof/balcony leaks during initial construction of the building. A tenant discovered mold during the interior tenant improvement (TI) work for seven floors. PES personnel conducted a full mold hazard risk assessment for the entire building, prepared a mold abatement work plan, monitored the abatement work and provided clearance testing for the building. The project was successful in meeting the deadline for occupancy.


Hazardous Material Survey, Abatement and Building Demolition

PES was retained by a commercial developer to a provide a comprehensive environmental hazard assessment prior to building demolition of a 100,000 square foot facility in San Jose, California. PES was responsible for pre-assessing hazards including PCB’s in transformers and light ballasts, Mercury in gauges and lighting components, Asbestos Containing Building Materials and Lead Based Paint. PES prepared an abatement project specification and directed monitoring during abatement. PES managed the hazardous waste material generated and documented the completion of the abatement for the Owner.


Annual Environmental Audits of Commercial and Industrial Operations

For a large real estate investment and management company, PES has been performing annual environmental audits since 1999 of approximately 70 to 80 commercial and industrial business parks within California, Oregon and Washington. Audits focus on tenant’s compliance with regulations addressing hazardous materials, hazardous waste, storm water, sewer discharge and air emissions. PES assisted the client in development of the audit program, electronic database management and reporting for the program. Services have also included assessment and management of asbestos, mold, lead-based paint, hazardous waste cleanup and facility decontamination services.
