Real Estate Transaction Assessment Projects
PES engineers, hydrogeologists, and scientists have managed and been active in hundreds of real estate transfers and refinancing projects (Phase I and II Environmental Site Assessments). The projects have involved all phases of evaluating properties for potential liability due to hazardous materials and hazardous waste contamination from on- and off-site sources, these projects include detailed site history evaluations, site inspections, regulatory agency file review, and preparation of Phase I ESA reports. When warranted, projects include completion of soil and groundwater sampling and analyses (Phase II). These projects have been performed for various lending institutions, loan applicants, insurance companies, attorneys, finance companies, and commercial property developers.

PES is part of a select group of environmental consulting firms currently providing Phase I and II site assessments for a major real estate investment and management company. In addition to the Phase I and II projects, PES provides third party review of other consultant's work and soil and groundwater investigations where our client’s property has the potential to have been impacted by off-site contamination migrating onto their property.
Former Bulk Fuel Storage Site Investigation
PES was retained to investigate a former bulk fuel storage site in Seattle, Washington. The site operated from the early 1960s through 1985 and was used for the storage and dispensing of bulk petroleum hydrocarbons including Jet A, diesel, and aviation gas. PES personnel have been responsible for drilling and sampling over 20 exploration borings and installing nine monitoring wells. Site characterization has been completed, and PES is conducting a focused feasibility study and performing quarterly groundwater monitoring at the site.
